What the software carries

A valuation is a sequence of steps with a professional signature at the end. Valuer CoPilot holds every step against the same case.

An instruction is received and opened as a case, with the client, the subject property and the scope recorded against it.

Inspection

Site notes, measurements and photographs are captured against the case rather than held separately on a phone or a laptop.

Evidence

Comparable evidence is attached to the case, so the basis for the opinion sits with the file it supports.

Draft

The report is drafted from the case record, with the firm template applied.

The draft goes to the reviewing valuer with the file and its history in view.

A valuation stands on its evidence. Valuer CoPilot carries the market data a valuer works from, inside the same file as the case.

Sales transactions

Transaction records for comparable evidence, searchable by locality and property type, held against the case file rather than in a separate tool.

Upcoming in Valuer CoPilot

Map

Transaction records tell you what a property sold for. They do not show the line that opened after the comparable transacted, or how the site has physically changed since. Map adds that spatial evidence to the case file.

Building footprints, places and dated satellite imagery layered over the subject property. Feature in development.

Where it meets the work

Map does not add a step to the workflow. It strengthens the steps already in it.

Pre-inspection
Read the site before you travel to it. Arrive with a hypothesis rather than a blank slate.
Site assessment
Compare what you see on the ground against dated imagery, and note where the two diverge.
Comparables
Support a locational adjustment with countable evidence from the places and buildings layers.
Report evidence
Cite the layer, the release or capture date and the platform, with the same discipline you apply to a comparable.

A professional caveat

Imagery and map layers supplement a site inspection. They do not replace one. The physical inspection remains required, and the opinion of value remains the valuer's. Map exists to make that judgement faster to reach and easier to evidence.
